The schools and crime rates in Simi, Oxnard, and Ventura in particular are nowhere near as excellent as the Conejo Valley.

@Joel Owens  That was an excellent real life example of a commission break-down for a typical realtor. 

I don't think I want to find the 'best' market, but a good market where I can find excellent local execution (buyers agent, property management, contractor, finance team.)
