Not to say that you can't jump to long distance investing right away but if you don't have any experience I would try to at least invest in one property within a 1-2 hour drive from where you live.

The experience you gain now will benefit you in the long run.

Your tenants are entitled to quiet enjoyment and from the sounds of it, they are violating the lease. 

Inspectors never give repair costs, in my experience.  

The tenants have been enjoying the convenience as well.
