Drunk tenant problem

All, 

I'm curious what you would do in my situation.

Tonight one of my tenants got drunk and started fighting with her boyfriend. It ended with physical violence and she hit her boyfriend and he got a busted head. the cops were called and they took her away. Likely neither will post charges.

She is on a month to month lease. Im planning to terminate her lease. Would you do that in my case? How should i go about terminating her lease? Other than this situation she has been nothing but a good tenant.

     She pays rent on time and when she isnt drinking she is perfectly fine. This isn't the first time she has gotten drunk and started something. Just the first time it's gotten physical. I just don't love the noise and hassel she causes in the 8 units we have. I'm kind of torn on what to do.

    Let her know you have an obligation to the entire association and renters to keep the property safe and free from crime and noise issues. Give her a verbal and let her know the next time it will require eviction.
