If your package is right along with the right attitude that demonstrates a solid history and you show some thought out recession proofing so you are not over leveraged, you will find a community that will want to work with you. 

Ray Goto only other thought is to borrow against your commercial property to put into your other income properties and then sell your commercial with less equity when you're ready

I currently live downtown Chicago and I'm originally from the west side of Michigan (near Muskegon) so I thought this location may be a good spot to dig into and get my first rental property.

Good afternoon BP friends,I'm looking at setting up an SDIRA for the specific purpose of buying a single property - an undeveloped lot - and I'm trying to determine if it makes any sense to use an LLC and/or have "checkbook" control for this particular SDIRA.My initial thought is that since this SDIRA would be to buy a single piece of undeveloped land and then hold that property as an investment for the next several years, that the additional complexity and expense of an LLC and checkbook control would be unnecessary.

I have always thought these types of homes should be left to local investors.There are some opportunities to own property with only 5 to 10k out of pocket through buying a home "as is" with a HML, renovating it, then refinancing it to pay the lender back.  

I thought about buying a new home for myself but getting something that would work for us would be a $300k mortgage or so ($2000k/month mortgage with taxes, insurance, etc).
