If one were to come along who had good deals, I'd certainly work with him/her, but it hasn't happened in four years so I'm not encouraged that it's going to happen anytime soon.And I just started about 3 months ago.If you've done any deals so far, you are in the small minority of new wholesalers who ever actually do a deal.That said, those who do their first deal will likely do many more, but most will never, ever do that first deal.This is why I made my comment above about real estate agents not wanting to work with wholesalers -- it's not worth sorting through 100 wannabe wholesalers to find the 1 or 2 who will actually do deals.

.- Then there are the little things -- for example, my project manager has full authority to bring in lunch for the crew at random times (though I encourage him to do this when there is a lot of work going on and we want to keep the crew on-site) and to buy a case or two of beer every Friday for the guys to take home.These are the kinds of things I prefer, as opposed to writing in bonuses into the contract which will only motivate them for that one job -- I prefer the longer-term motivation instead.As for penalties, I'm typically pretty lenient as long as my contractors and employees strive to "do the right thing" -- I'm not going to fault someone for making an honest effort and failing, and I'm definitely that way when it comes to schedules.

You want your contractors to have their incentives aligned with yours, and by paying based on time, their incentives are then diametrically opposed to yours (the longer the project takes, the more money they make).If the contractors say it will take 4 weeks and are charging $2250 per week, I'd much rather set a fixed fee of $9000, which would encourage them to finish sooner -- thereby increasing their hourly earn.
