My goal is to always have a "Win/Win" transaction.  

Every stock picking genius in history has eventually gotten in wrong, or been found to be cheating, so I don't trust my own ability to find those deals.I would argue that in order to find the winning stocks you probably have to spend a lot more time researching than you do to find a decent buy and hold rental. 

It's probably my #1 strategy now, because if you set it up correctly, everyone wins.  

Always structure deals to be a win / win and good things will happen.

From my perspective it is a WIN/win situation

It takes 15- 21days for the court date, on the court date they won't show up, you win by default but they will do papuer appeal and court set the hearing for next week and you go and get the writ filed since they are not going to show up.

Never stop saving for your retirement - believe me, the days/years pile up and you're there before you know it... you win if you have resources to live generously when you are no longer working at a job. 

Hey Jose,I think the visa you are looking at is EB5 ( 500k investment + 10 jobs created for 2 years) , not EB2 (masters or Phd degree with 100k salary , winning the H1b lottery and working under it for 2 years etc) Keep in mind that if you invest 50k, that's 50k less from the 500k .

My aunt is saying that she doesn't need any interest but I'll be giving her 5% interest on the loan - try to create win-win situation.
