Other expenses might add up to $300, so the mortgage is not an overwhelming part of your expenses.When the unit is standing empty, you need $600 / mo, half of that going to expenses you will have whether you take out a mortgage or not: taxes, insurance, and maintenance.So taking out that mortgage doesn't create a huge payment; what it does, assuming you had the money to pay cash in the first place, is leave you money either for an emergency fund, or, better, to invest in another house which, even if also mortgaged, should also cash flow.

Since most of Chicago is on a standard lot and there are building code limitations It would be great for these architects to give you 3 template options and builders will emerge who can spec build easily because they are doing the same thing over and over - which will reduce the cost.

At the same time, I save the cost of the maintenance visits and I don't have to bother scheduling them and inconveniencing the tenants until there is a real need.I imagine that there are people out there with so many rental properties that they actually have the data on how many emergency service calls they get per year despite having regularly scheduled maintenance in place and the cost of those emergency service calls.

So it became a purchase based on price as the service seemed to be the same no matter what they promised.Not crapping on the industry, we still use it to handle after hour calls and emergency lines and they can deliver the messages to our staff that need the data.

Two years later, my units are 95% occupied, I am under contract to pick up a multifamily property, a new casino is coming to town and a couple thousands jobs are coming.I am not convinced Danville will ever become an emerging market but it does seems to be a consistent performer.

@Rob Massopust not to rain on your parade but there is another emerging "group" steadily taking over market share from wholesalers and that is licensed RE Agents & brokerages teaming with home owners to complete a full rehab to than list the property full retail.
