I am seeking your opinion on how reasonable my property management is in terms of pricing the maintenance ticket items.

I am also of the opinion that not investing out of fear is a strategy solidly within the "bad" sphere.  

I’m still lightly researching other avenues while I educate myself on wholesale.

As far as buying down a rate to make a property cash flow, in my opinion would not be a good idea because the deal might not actually be a good one if the margins are that tight, but again that decision will be up to you.Hope this helps!

Just my opinion after exploring lots of different things.

In my opinion, when you use a PM you can't really complain too much if they didn't get 5 quotes to save you %10 or 15%.

You have to educate yourself first though PRIOR to taking any action.

Start by reviewing everything under the Education section and listening to podcast interviews.

Same goes for mowing the grass, painting and replacing a water heater.The "rules" are a nice guideline and work great in some markets, but real numbers are very important in my opinion.
