As far as buying down a rate to make a property cash flow, in my opinion would not be a good idea because the deal might not actually be a good one if the margins are that tight, but again that decision will be up to you.Hope this helps!

In my opinion, when you use a PM you can't really complain too much if they didn't get 5 quotes to save you %10 or 15%.

Same goes for mowing the grass, painting and replacing a water heater.The "rules" are a nice guideline and work great in some markets, but real numbers are very important in my opinion.
