Maybe never in CO but other areas have seen it happen.Personally I am always trying to tell others that they need to look carefully in any area no matter how attractive the deals are.I agree that you need to work with an agent who knows the lay of the land.

No matter what you need to be prepared to deal with tenant issues.

@Rob Carmody, if they did work for you even if if there was no specific agreement about the cost you probably owe them money for that.

I recommend using an experienced agent to help you buy especially off-market deals to help avoid costly mistakes.  

You'll have to buy right to get either instant equity or forced appreciation so that you can pull some cash out during the re-fi to be able to use that for your next deal.

I am looking to buy more properties but putting down 20-25% each time plus closing costs etc is a lot of money that I also want to allocate to other goals.I have heard partnerships are a strategy to leverage other people’s money to create deals that will benefit both sides depending on terms that are setup. 

Currently closing about 100+ deals a year and need help with scaling my business.

Owners do not have an issue paying for/ dealing with an issue IF they fully understand said issue 

What is sensitivity analysis if project cost is 10% higher, it takes 6 more months to build ?
