Unless a late checkout is agreed upon in advance I will charge them the hourly rate I pay my cleaners for a late checkout because the cleaning crew is typically waiting outside the door for the guests to depart.

I find that dealing with a single house is a bit of a headache but I was thinking - maybe it would be more beneficial to focus on selling and opting for a 4 unit which has more doors and through an FHA, I can control higher value real estate and walk away with cash.

Nothing special, just a durable white color that won't get scuffed up with high traffic/renters.2) Handyman - someone who can fix a few small things eg: closet door, sealing tiles, grouting, etc. 3) Property manager - I live too far away so won't be able to head to Seattle to manage the property, finding a tenant, etc.

Just to make things even more interesting, it was completely gutted down to the studs and came with a squatter that had to be forcefully removed by the police (via shattering a glass patio door).
