Unless a late checkout is agreed upon in advance I will charge them the hourly rate I pay my cleaners for a late checkout because the cleaning crew is typically waiting outside the door for the guests to depart.

I find that dealing with a single house is a bit of a headache but I was thinking - maybe it would be more beneficial to focus on selling and opting for a 4 unit which has more doors and through an FHA, I can control higher value real estate and walk away with cash. 

Purchased from the developer with plans to capitalize on significant operational efficiencies due to owning the property next door.
