I believe that option 2 is more attractive to this class of tenant than option 3.

I would really like to hire a designer to handle it all. 

Additionally, if I were to investor-occupy as the sweat-equity, numbers-wise I would assume a duplex would be less attractive than a 3-4 unit property. 

My biggest question is whether or not agents have found their website to be useful and if so, did they hire out the building of it or did they design it themselves.

Since I did all the design, installation & work the payback for us, (just in premium reductions) will be 2.5 years.

So I am just wondering what some ideas are that people use for affordable, reliable and repeatable designs in kitchens and bathrooms.

Does anyone use a population/demographic formula in deciding what those numbers need to be to weigh in on ability to attract quality tenants?

We have great lenders, contractors, property managers, home inspectors and more all design too help out our investor clients.

I reckon that type of decision comes into play when you have more than one bathroom.I would recommend that so long as you have the space to do so, you design the bath to have a tub/shower combo.
