When they use methods you KNOW deep down make no sense, you are right... it makes no sense!!

pay for job completion, not by the hour... that creates an incentive for slow work.

Then the MLS , Redfin,Trulia if you don't have MLS access .. look up listing history photos comps  ( not too deep just a general idea if you don't really know the area.

Something I knew but nonetheless seemed to have buried deep in the recesses of my mind...but I called a bank today about getting pre-qualified on a mortgage for a new primary residence.

Since your lender is slow getting back to you it's because they have bigger fish to fry (they don't think your loan has a high chance of closing). 

I've seen others trying to get folks to bring homes on their lots and/or into their mobile home parks and it's either really slow or doesen't work at all unless you're working with investors.

I lean towards the sides of safety and slow growth as opposed to high risk high growth.

The area matters slightly, we're seeing longer days on market for properties deep in the Northeast  Kingdom and north near Newport, but regardless, properties are being sold, often times above list price and with multiple offers.
