Worked a territory from Echo Park down to Carson and about as far east as El Monte.

:)  Funny because all my investments are in OH, So I'm venturing off into new territory with this FL build. 

My parents have a decent amount of friends that acquired apartment complexes for dirt cheap in Koreatown decades ago back when K-town was considered a dangerous place...before the billions of dollars came pouring in from overseas and all the insane amount of development that is currently still going on here. 

What is dangerous is to drift into the hype and make emotional decisions based on the market behavior rather than what your numbers are saying.

Unfortunately not all new things are dangerous to us, so it can prevent people from doing good things.

Make sure your lease prohibits dangerous items such as swimming pools and trampolines. 

The problem is becoming a reasonably GOOD rehab contractor, with all that entails.But you're in Michigan, prime territory to do this.

But I think there's some serious danger signs out there.

This will be my first experience on this side of the real estate coin…unknown territory 🤩.I love the challenge and learning new things and would ultimately love some guidance/advice from those who’ve done this before.Thank you in advance,-Casey
