It can be a valuable tool but can be dangerous if used in the wrong situations. 

I think it would be dangerous to go under the 50% rule. 

I have a tenant who lives on one of these "warzone" streets and she complains about how dangerous the neighborhood is--but whenever she elaborates, it turns out she is actually complaining about a constant police presence breaking up rowdy teenage parties.

It’s up to you how you read things but I would keep in mind that Newburgh was one of the most dangerous cities in the state/country.

Obviously, using the median home price is dangerous for some markets as many metro markets have good and really bad areas but it still might be interesting. 

If their books did not break them out it could be dangerous to look at it as a total. 

I think it's dangerous to count on it with the thin margin.
