If you are looking for someone to just make offers and run comps (not saying you are by any means) then I would recommend finding a college student who is willing to work for some spending cash, who will be leaving the area in a couple years and pay for their license.

But, being new, I have little money and being a recent student with a new family, iffy credit, so, I'm not going to easily be approved for a loan, and I don't have cash on hand to put down enough to make a creative deal work.
