So, it makes me feel good that my rental house is in great shape and I hope I don't run in to any problems in the near future with it and that my tenants pay their rent.....fingers crossed. 

Other items I have investigated include bad boy carve outs, guarantees (limited or full), grace and cure periods, cross-default, dragnet clauses, etc.  

Be sure to talk to a good cross section of people (service providers, investors, etc.) so you can work through the noise and bias. 

I grew up in the liberty city area in liberty square "Pork & Beans" project and don't plan on doing business there I will However go there to give back to the community once I become a Real Estate Millionaire (fingers crossed).

My guess is that you are sharing what this child did so far and it has  not even crossed your mind what could happen if that was say a gas valve.
