This discrepany is not helping me plan out my project well, but i fully intend to get to the bottom of it and will let you know my findings! 

I have a well and septic and replaced my drainfield last year in February.

I foresee that we are at the point where we need to really hone in our processes and procedures, so that we can scale well because we have just sort of been shooting from the hip.

For us the HOA is coming down on LTR as well, but thankfully we're at least grandfathered in for that.

I don't mind not having cash flow as I do have other lines of income however, I definitely don't want to go in negative and I do want my property to appraise over the period of time well and not give me too much maintenance headache.

Adjust for vacancy with you not being able to rent it out during that time as well.

Versus Columbus is 5 of 10 this century (but has done quite well over last 10 years).      

@Robert Brown personally I'd avoid Sosua, as it's a destination for sex tourism.There is also Santo Domingo, which attracts business travellers as well and the nearby beach city of Juan Dolio.

I used to have a 6/2 on Ohio State university campus north of downtown columbus and I got 1600 a weekend and netted 2500 a month probably. a lot of days were vacant but we did really well all the time for huge groups which is a nice I still recommend and there's not a lot. we just sold a new build for a medium term rental in newark close to intel. there's demand for high quality, well furnished places.
