Don’t take in too much risk and buy a property with updated mechanicals.If the value add is on the cosmetic side you can control your risk and still force appreciation and get rent values up.Stay away from high risk investing like C class and or large renovations for your first deal.

Seems that if you can't do a solid cosmetic rehab with a few minor items like appliances all for under $10k and immediately get the $2100/month rents, it may be a dead deal - and that's assuming you can even get it for $224k right?
