Purchase price: $322,000 Cash invested: $46,000 Cosmetic fix and flip in Aurora CO How did you find this deal and how did you negotiate it?

Biggest challenge was probably finishing the cosmetic features (drywall, tiling, bathroom appliances installation, etc.) on my own, many hours of YouTube.

I got this property WAY below market rent (current appraisal $140k) going to do a few cosmetic changes this month then let it go in February.

Starting conservative with turnkey or properties that might need some cosmetic fixes but are pretty much rent ready. 

I’d like to make some cosmetic changes to the place.

Don’t take in too much risk and buy a property with updated mechanicals.If the value add is on the cosmetic side you can control your risk and still force appreciation and get rent values up.Stay away from high risk investing like C class and or large renovations for your first deal.

There are plenty of sponsors out there that routinely deliver their K-1s in March. 

Monthly utility and routine maintenance costs can be your responsibility while you live there but I'd suggest having a pre-determined 'move-out' date.

How much should I charge someone for regular small routine maintenance on a short term rental.

Seems that if you can't do a solid cosmetic rehab with a few minor items like appliances all for under $10k and immediately get the $2100/month rents, it may be a dead deal - and that's assuming you can even get it for $224k right?
