The seller had open heart surgery and cannot keep up any longer.Because of the nature of this complex being (sort of) a halfway house vacancies/non-payers I'm estimating at 20% (verified by the seller when we met for over an hour yesterday).

To the experts on here, PLEASE chime in if I am mis-categorizing this.What *I* have found, with the price/loan/expenses in our market place is that the depreciation pretty much cancels out the 'paper profits' so that the UDFI Tax does not even come into play.I agree whole heartedly that using the financing to increase out ROI is a huge benefit in SDIRAs.... it just takes some learning and know how.Dan Dietz

We closed, he netted about $18k, and he told me that it was the toughest closing he's ever had- he would wake up in cold sweats, and he had heart palpitations, and so on.
