There is lady named Sharon Vornholt that puts out a lot of good content on probates.Tracking down relatives is a whole skill in itself and for sure, I don't possess that skill.  

Given those skills, I’ll be able to do most renovations/repairs on any properties I want to flip or BRRR.

The difference is your profit.The skill comes in figuring out how to sell it and what to charge.
