I’ve read “long distance real estate investing” and taken a lot of valuable content from the book. 

Another thing I'm doing is trying to build networks with my long time friend who is a real estate agent, and has about the same goals as me.My plan is to make my first offer on a flip Long Distance wherever it takes me after analyzing everything (my market in CT isn't that great) by May 2021 which would give me a year of full time learning every single day of the week (around 6-8 hours per day).Do you think this is enough to knowledge to safely start by that time?

My wife and I are about to be closing on our first BRRRR deal here and are looking to try to finish out 2 more long distance BRRRRs by the end of the year as well as working some wholesale/ Fix and Flips in our local market (Seattle area).

I've looked at some SFH in the Hudson Valley area, near the commuter line in CT (Stamford, Bridgeport) and the prices are still too expensive for me to buy a house with a 25% downpayment.
