It is not the best tool for small properties but is is another tool at your disposal.

Brandon,All agents should be using a third party estimating tool to determine a minimum amount of insurance needed.

Have a defined criteria.Driving for dollars I have found to be the best local tool to find potential leads, IMO.I started my career in sales, so I have cold called many businesses/owners (B2B sales).

You have the tools and the intelligence to do well in this business.

I'm not saying you can't find one, only that there are some great tools for learning if you don't. 

I came to biggerpockets to arm myself with the tools and knowledge to make the most informed decision on when and where I enter the market as an investor.  

Usually you could not change the rent before the end of their current leases.My advice: promise nothing, give them new address or online tool for payments, official letter (paper) that you are a new landlord and collect their concerns, needs, maintenance request.
