Pick a solid B-Class suburban area.

A lot of my rentals are lower working class, and they really appreciate it

With this program, you would be sending a post card to every home in a Carrier Route (CRRT) which is a subset of a zip code.There are rules about the size of the post card - I think they require oversized, but the postage is a fraction of first class mail. 

D class properties may look good on paper with numbers but actually collecting the rent becomes a lesson in frustration and wanting to quit. 

Mostly looking in and around downtown in B - C class neighborhood. 

@Andrew Pfleger, is this building perhaps in a slightly lower class area or in rougher condition than your other properties?

I attended a local homebuying class that she hosted and met with her the week after for a one-on-one goal/strategy session.

Since this is a high C class area the rehabs people use are low end.

Competition to lease up Class B Multifamily has been increasing over the last few years.

Size is generally 200 units and up.Do you own large class A apartments that are newer and 200 units or more at each complex??
