Hello all, I have not a cent invested in real estate but plan to build a rental portfolio as well as explore other avenues of the real estate game (to be determined as I learn more).

In Vandeventer you'll be dealing with higher violent crime rates (as with most of North City), but that neighborhood might be worth further exploring based on your criteria. 

I’m currently doing research on getting my real estate license, but if there are other options available I’d love to explore them.

I feel as though I am in a similar position as the original poster and am starting to explore this whole new world of LLC and business credit and separating myself from my investments.Can someone explain this to me as if I were 5 years old, or point me towards a resource where I can learn more!

If you do not have a clear growth or value thesis/strategy as to the market you are exploring, far better to put your money in a public REIT if you believe in real estate as an asset class "generally."   

If you are in an area where people simply don't move much during the holidays it may be worth exploring a short-term lease just to ensure that pipes don't freeze, etc. while the house sits empty.
