If you do not have a clear growth or value thesis/strategy as to the market you are exploring, far better to put your money in a public REIT if you believe in real estate as an asset class "generally."

If you are in an area where people simply don't move much during the holidays it may be worth exploring a short-term lease just to ensure that pipes don't freeze, etc. while the house sits empty.
