I would seek them out and then do your due diligence on them i.e. check references etc.

If you tell me the majority of the partners are merely writing checks and are passive LP's that's different but that's not what this sounds like. 

So, you'll want to check into that before proceeding further.

Hold people accountable, don't keep the same crew for every time, make sure money is being respected in the way you can control it and have your *** backed by the contracts you sign with these folks.

I apologize to ramble on, but no one seems to see it on the accountant's side of things when handling the operating accounting.

This includes being able to search by address.Sometimes the realtor put it under photo section on mls but also that’s very rare … check previous mls listing photo 

Any recommendation for a good preferably open source rental management software that primarily handles back end accounting? 

All three of these factors will check ok, nobody will call you out for mortgage fraud.
