I do not want to start off this relationship between landlord and tenant being  a pushover and having to chase them down for every little thing, but I Also dont want to be a hard ***  and cause problems.

Don’t chase percentage points.If you have several lenders your equity with each can’t be cross collateralized.Your lenders won’t want to refi since your appraiser won’t reappraise for a higher level until 12 months.

Wholesaling back in 2008 was easier…..now you probably have 10 times as many wannabe wholesalers chasing after 10% or less of distressed inventory that was available back then.

I've been in property management for over 25 years and unless you are okay being burdened with the responsibility of chasing rent, collecting rent, filing in court for rent, assessing & scheduling repairs, vetting contractors, handling emergency calls 24/7, etc., you need a professional to handle these things for you. 

It's important to have a plan, know your numbers, and stick to it.Don't try chasing the super-stars you hear about on podcasts.
