There is only really a decent shopping plaza a block away. 

You could tell them they can have the last month free and they might appreciate it so much that they'll choose to leave the place spotless (good luck with that).Personally, I would write them a very simple letter explaining that there is no deposit, they still owe rent for the last month, and their responsibilities for leaving it clean.

But it happens in the bond market too, and bonds are more similar to homes than stocks, they trade in large blocks, some aren’t super liquid, but still, bonds don’t have leaky roofs and you can buy and sell them way faster than you can buy and sell a home.

@Scott Wolf My attorney did mention that strategy today which i do enjoy, but he mentioned that sending a letter of interest is typically for off market deals.

Once approved you get your letter of approval and can either find a HUD style home or a home that needs specific repairs.

Flooring, countertops, paint, ceiling fans, stole all the mini blinds, ect...They considered that "normal wear and tear" and denied the claim.I then get a letter saying they are dropping coverage for too many claims thus putting me on a wild goose chase for insurance 1 month before my annual renewal.
