Not enough information to voice an opinion, but a few things I personally would need to know before I would make a decision on a similar property are - what is the market trend for that block ?

This house was the smallest on the block which is exactly what you want. 

Louis 1-2 blocks can turn a great investment into something terrible, and vice versa. 

There is value in every service; if the individuals involved make the decision to be receptive to it. 

Are these just Arbitrary ratings, given as a best guess by the individual investor?

Are there other options for splitting these costs among individuals within the LLC or would this money just come from a personal account and once you physically own the house you would deed it over to your LLC?

Seems pretty unnecessary at that level.Also, and this is probably a dumb question, lets say I am looking at a 3 flat, and each individual floor is around 1200 sq ft.  

Residential mortgages do not allow for a company to own the property, must be in individual names.Generally most use LLC's for buy and hold, as there is less paperwork required each year than an S-Corp.
