Investors are supposed to be knowledge and able to take a risk, otherwise they shouldn't buy from HUD.If your numbers were off that much you either didn't look at the house in person or need to work on your ability to assess a property quickly without a contractor going through every switch plate and door knob with you.

And the plug in in the front bathroom doesn't work and hasn't since I bought the house but wasn't aware until after.

But, they can go open the door and let people look at it, without offering any information.I have an unlicensed person that just opens the door and stands outside.

For instance I questioned the other person in the building who lives next door to the supposed noise making tenants to see if he had any noise complaints, and he didn't.

I assume $100/month/door (owning three duplexes), and my worst property is hitting $127 this year.

One time the children of my tenant pushed the tank every time they sat down and it caused a huge leak which flooded the bathroom and ceiling which resulted in an expensive fix.

And it depends on how much trim is being removed, doors to cut around etc.
