Wholesaling all starts from 2 very simple basic principles, nothing more;#1 ANALYSIS: this is the ability to correctly and accurately analyze at what numbers a deal is a good deal, and via what strategy.

Paralysis by analysis is very real, and I know I was close to falling victim of over0analysis when I first started investing.

@Mike Smith, I agree with Todd's analysis to see if there is demand for new supply. 

Hello BP,I found an off market deal and I wanted to see your opinion on my analysis and whether or not I should move forward with this deal for a house hack.

This needs to be there during the analysis phase, even if you plan on self managing because the numbers on a deal change dramatically over the ~$160/month management fee. 

Can 8 save the analysis before finish it?  

Have you ran the analysis of this as a "flip" to see what your returns will be?

A full analysis should include (And you may be on your $100k estimate) holding costs such as Interest, Taxes, Insurance, Utilities, etc.

Like a lot of other people mentioned, after 25 years, most/all the repairs needed are way past the "wear and tear" stage anyway.For future deals, make sure security deposits and pro-rated rents are turned over to you at closing.
