This needs to be there during the analysis phase, even if you plan on self managing because the numbers on a deal change dramatically over the ~$160/month management fee.

A full analysis should include (And you may be on your $100k estimate) holding costs such as Interest, Taxes, Insurance, Utilities, etc.

Like a lot of other people mentioned, after 25 years, most/all the repairs needed are way past the "wear and tear" stage anyway.For future deals, make sure security deposits and pro-rated rents are turned over to you at closing.
