We've been a little bit of everywhere between the Air Force and my software job so it's super nice to be back living the life of mountain scenery.

Now, I get to reduce my annual income projection by $2400 per year, or $24,000 in the next 10 years.One tenant already moved out and the apartment needs a new bathtub, flooring, refrigerator, painting, air conditioner, electric wiring for the air conditioner, new bathroom fan and a little more.

But I'd also say that historical rhetoric doesn't really apply in the current time because we really are in an unprecedented time.In the last 14 months alone, we've literally created $6T out of thin air.

I don’t have an air b&b but still may be able to help.  

I want to add a bathroom with shower and sink, lay floor, insulate the walls, put in an air conditioner unit/heater, mini fridge, bed, etc to make a studio that is Covid safe for both tenant and landlord as a short term rental, AirBNB, or even long term since a popular college is about 15 minutes away. 

And if the 32 car garage was actually air conditioned (not that I know... it probably isn't), but that expense could be $20,000?

We find that AIR and VRBO do a good job of advertising, that's their job after all and why they get their cut.
