It seems after listening to a few of the podcasts there are alternative solutions that would be better suited to start and grow and wouldn't have to wait the 2 years to refi.My logic was that the VA Loan is $0/down on your 1st mortgage and 20% down on a second mortgage and I didn't think I would be able to afford the 20% down on a property in Hawaii.

I think you should get all the inspections you can afford as inspections are relatively cheap insurance against expensive problems, especially for your first property.But if you're strapped for cash I would rank them as pest being the most important, unless you have any reason at all to think there might be a mold issue in which case I think you should do that one and the pest inspection if you can do both.Radon is a take it or leave it for me, I usually get it done but maybe there are arguments not to.

(Other tenants can’t afford).The couple in unit 4 are due for a new lease and want to stay (I’ll be upping their rent $30 to get it closer to market) BUT they want their bathroom remodeled eventually.
