Thanks,Jacob PereiraMany, many lessons were learned after that, but I think the biggest takeaway that I got was that acquiring on a property is only the very start of the work, and until you've stabilized the property and have the systems in place to tackle a wide variety of contingencies, it's a very bad idea to leave town (let alone the country).

The two things to consider more then anything else are the list and its criteria, and the verbiage of the letter.You'll get a variety of "What you should send and list type" opinions here on BP and in all reality the list and letter could be perfect for you and your market.
