Conventional cash out is 70% LTV on inv MF cash out, you supposed to do the refi as owner occupied before you left, that allowed for 75% ltv and lower rate

You could run into trouble if you are doing anything shady (the standards for interacting with the public are higher for real estate licensees, or at least they are supposed to be), but "don't be shady" is a pretty good rule to live by regardless of whether or not one holds a license.
