Sure it takes time (6-24 months) to complete the stabilization process, but if you understand this and are not "laser-locked" on high cash flow from day 1, this (in my opinion) is a much more balanced approach with mitigated risk compared to investing in a mid-west down with descending population and asset values that can't out-pace inflation.
