If a house in your neighborhood was on the market for 2 years before sale, it probably meant the price was way off and they were just fishing and not motivated.

That is not a lot of money, but shows some motivation. 

You never know the sellers motivation, what I have found is sellers are not educated enough on owner finance (especially if they have a loan on it) and the idea of it throws them off 

More often than not they involve a distressed property with a motivated seller. 

As a Marine Corps veteran and current Recycling executive, my wife and I are looking to connect with some motivated and focused people who are like minded and wanting to create a mastermind, meet up, or simply break some bread.

It gave me a headache but rental income is a great motivator so I sucked it up and marched ahead.As you can see in the pics the walls were covered in nicotine.

I don't know SoCals market very well except that in many areas it's not priced for cash flow unless it's a major fixer or is off market and owned by a very motivated seller.

I've found a motivated seller and am trying to get this first deal done but I want to have general contracts prepared before I go any further.  

I am very driven & motivated.
