If I were building, or rehabbing a home, i'd look to build a nice 3 bedroom 2 bath at 1800 square feet, with great floor plan, quality kitchen, modern baths, and hardwood floors.

Additionally an elevation certificate will be require, which could help the insurance cost if the home is built up on a higher foundation to mitigate the risk, or maybe just the garage is exposed to potential floods.

@Eric Piccione Side-by-sides tend to provide more privacy than up/down duplexes; you have your own separate entrances and it's easier to have separate garages and yards with that setup.
