Hi guys

Just curious

Is this a deal?

i was thinking it would give someone a 8% Return with 10% down if they used an SMHC mortgage

ARV : $490,000

i can buy for 440k and sell for 450k

it needs the kitchen finished $15000

purchase price is 465,000 plus closing

Rent Income : $3100 ( Combined Rent )

Size : 2100 sq feet

Two suites ( one unauth)

2 Suites each a 2bedrooms And bath

Completely Updated interior and exterior

Attached Garage

Park on your own property

NO strata

Excellent Neighbourhood

Less than 1% Vacancy
