Finding  properties that need renovation is possible in Dallas/Fort Worth but you almost have to know good wholesalers (not the very large wholesalers that you see everywhere).  

I’m looking to buy multi- family properties in the Fort Worth area.

Also - Austin's numbers aren't going to be as great as my area of expertise (Dallas/Fort Worth).

Single family homes in the outskirts of fort worth or in Johnson County are the best places to look. 

Currently own a rental free and clear in the Fort Worth area and I would like to find a lender that offers a 30 year fixed cash out allowing 80% LTV.

Also the location (nearby university, commuting distance to Fort Bragg and Ralegh, NC).
