The mountain cabin rental in Gatlinburg or Pigeon Forge seems to be a bit more promising.

Do they need cash FAST for a medical emergency, whatever, and you are making promises you may not be able to keep?

I promise I won't be scared to see the "before" -- especially since I've seen the "after" already.

A couple video surveillance signs and fake video cameras might be an intermediate step to see if that deters dumpers before spending money on a more expensive system.  

Also I looked into Fresno, Bakersfield, and Riverside area and the price looked really promising even after applying 1%&2% rules for quick search through Zillow and Realtor. 

I've tried looking them up online but haven't found any promising information.

If you're looking for a value add 10-20 unit than make up a fake property...maybe have a broker get you in contact with a client who is willing to share details on a deal they did like one you're looking for.

Or have they promised they would come up with the money anyway?
