Wish more people would study up on Internal Revenue Service installment sales for residencesIt's important not to confuse the seller about the toy using and teach them every in and out re: the legality of installment salesThe wonderful thing about a private mortgage is it's a note that can survive the seller's death, and if they love their kids the kids will get the money surviving, and if they love the church or college, the charity can get that cash flowThink about this get 10 houses on installment sale that cash flow with the tenants paying the private note and down the road you will have 10 properties free and clear without even going to a bank to buy them!

I'm a 21-year-old College Student in Chicago.

College is hardly affordable for anyone these days, and student-loan debt can really cripple you.

It has good bones and is walking distance to a college campus, so at the right price I'm certain cash buyers in my area will be interested.

., etc..Right now we live in a small college town in VA, and the housing market is great for investors, so we would really like to do the same thing just in a bigger city.Any input or advice that you can offer would be great!

You could do this even if you plan to attend college.  

Puget sound is awesome you can buy on one of the Islands in the Sound and take a ferry over to SeaTac.. etc etc.Charleston SC  30 minute flight to Atlanta and you can get any where you want.. much up side in Charleston  surrounded by water big long beaches.. college town etc etc.I suspect many places in Florida would work..

It's much different, much more affordable, lots of colleges and the people I met are very helpful.
