Ask how much they need to bring everything current, get a cashier's check or cash whichever they prefer and deliver it pronto.

.- I can call in what paint I need and they have it mixed and waiting when I get there- They deliver for free in my area with enough notice- Lasts for years and walls can be wiped down and just touched upI have tried every brand over the years and I love this paint best.

In addition, to just understanding the dynamics of property managers in this market I feel as though mine is under delivering but doing research I am not seeing much reputable ones specifically in this area.

I'm under contract to purchase a wholesale property (Duplex) and the wholesaler from whom im purchasing has a contract with me and the seller of the property stating that the property will be delivered empty on close of escrow but the wholesaler is now telling (3 days before close) that the tenants in both units don't want to leave and that the owner who is suppose to deliver the property empty isn't much help. 

@Dwight Cook  deliver the unit of the family member vacant is something you can put in the contract.   

I immediately ordered a new one today, but it won't be delivered until mid-July because just like everything else, there's a supply shortage.  

My question would be: if this person is willing to enter into a contract to knowingly bend the SEC rules, are they also going to "bend" the terms of your contract and not deliver what you expect them to?
