Occasionally on a complicated transaction, I can see out contract package in Maryland/DC expand to 100 pages.I think the length of our contracts is proportional to the amount of lawyers we have in the area, since we have the most lawyers per capita by a huge amount here.

Lawyers can help you avoid legal issues and should you not be using an agent or title company I would highly recommend consulting with a lawyer on your deals as certain legal requirements are needed to complete a real estate transaction in Michigan.

@Carl HenriksenThis is not addressing your original question, but...If you don't have checkbook control, your IRA custodian may balk at a JV transaction. 

Sometimes, we have to help real estate agents unlearn things when they want to cross over into the investment side.

Typically it's just the bank walking away from the transaction at the last moment.

But the flip side is that we can provide consistent work and a higher quality of transaction since it's investment and not homestead :-)
