I can run the numbers for NOI-depreciation and this holds true, but not all of the operating expenses are deductible (or at least maintenance, vacancy and cap ex aren’t until that money is spent).

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

We introduced a new color scheme for our new construction homes.Once the exterior paint was finished, we realized that we strongly disliked the color we chose for the garage door.Easy fix, spend the money to repaint the garage door and update the color package for future homes.Hiccups like this happen every day in this industry.

I was thinking the house would rent for 1200-1350 but it seems now the range is 1000-1200 with 1200 being the highest for the area so may be hard to get.
