All charges hit everyone's accounts unit by unit, with no awareness of whether a particular unit is new or under warranty.

Over the years i'm aware of two cases that were in the news where a developer and a landlord were found to be a utility provider and were fined for being 1. unregistered and 2. out of compliance in the delivery of utilities.

One other huge key I've learned is that doing this will reveal things about yourself and your tenant you were not aware of.  

In retrospect I could have used more poise in navigating that aspect and might have made it to the finish line if I had been more aware.

Alot of them offer extras, but be aware the $5 for extras can add up.

Basically you sell on a contract agreement or convey title allowing a buyer to assume the financing, but in all of them you are still responsible for the underlying mortgage, get a good buyer and that probably won't be an issue, but be aware of the mortgage having a due on sale clause, so you also need an exit strategy.

Ergo be aware of the loan situation.

FHA doesn't have any requirements directly related to dependants that I'm aware of.

(Nothing is new in real estate, LOL)The only lands I'm aware of without taxation are from Indian grants, and they aren't selling!

If for some reason you end up in court, would an email or a record of text conversation be enough proof that the tenant was made aware of a returned check for example?
