@Caroline Gerardo No, I own my own pest control business and have handled the extermination services for the landlords since they bought the property in 2019.The units are 1 bed 1 bath approximately 400 square feetThey currently get $450 per unit but when the acquired the property rent was around $375 to $400. all units currently rented and some tenants have been there for 10 plus years Current landlords have updated 7 of 9 units with new floors and appliances and were ready to update the other 2, but tenants in those units did not want there unit renovated and were find paying the increased rent.

Just updated a few cosmetics, New Counter, Appliances, Backsplash, Handles, Clean Bathroom and refurbished tub, < Paint inside outside , Landscape, Pressure wash fence and change all light fixtures.. .

We will look for some value add potential to push up rents (updating a kitchen or bath, updating fixtures, appliances, etc.) but not expecting a large project as we just don't have time.

I know of a company (frontdoor, Inc.) that provides warranties on appliances / systems for single-family residential properties and also features a network of vetted contractors to provide the necessary services, but I have not seen a similar operating model in commercial multifamily.

We reached out to an appliance repair company to come fix the issue only to find out that our tenants turned the switch that powers on the dishwasher.

Biggest challenge was probably finishing the cosmetic features (drywall, tiling, bathroom appliances installation, etc.) on my own, many hours of YouTube.

The property has recently been remodeled and updated with brand new cabinets, stainless appliances, and upgraded quartz counters with 3/4'' oak floors throughout!
