I agree with @Jonathan Greene here that the first step is thinking through what to do with the primary residence - you might try this tool that I built a few months ago to analyze whether you should keep or sell the primary residence!

You have the same if not greater interest rate risk with a trade.Real estate is not the stock market and the hardest thing for some people is often to do nothing for decades, but that is where the money is made.

You take the lists of brokers you were given, the underwriting skills and capital raising techniques you were taught and you begin raising capital and finding deals for the the syndication educator who started you down this path in the first place.
