I think I am going to take a harder look at my core competencies and see how I can improve upon them before spending exorbitant money on a coach.  

Lowering the interest rate would lower the payment, improving cashflow, and improving DTI.

A list of major improvements and costs to the property...you should know this information with or without the contractor.

Home improvement contractor that has been looking to get into some fix and flip and also buy and hold properties and have been researching creative options for funding my potential investment any advice would be greatly appreciated!

I have been taking depreciation however the improvements will likely take care of that. 

But I’d like info about rents, tenant rates, neighbor hoods, or anything you’re willing to offer.I know there are big things coming for wasilla like hatcher pass resort/chairlift, KGB road work and just lots of open land to expand in general.If anyone has any information about investing in Wasilla or up coming improvements and current events please inform me!

Rates can be a tad higher (figure the 5-8% range depending on a wide variety of factors like FICO,LTV, size, property type, etc) but the 30 year terms can often provide improved cash flow over the shorter term notes from local banks.

As much as you can, make your knee-jerk reaction "I'll go find that info" and then, once you hit walls you can't answer with a simple google search, ask :) I've been improved by this community more than I can express, and I'm thankful for the opportunity to help others along the way! 

But don't be surprised if you're told "I would be glad to make those improvements but your rent will increase to $x." 

This isn't really a "rights" situation..... you have the right to ask.... the landlord has the right to say no..... you have the right to decide to move when your lease is up.The landlord does not have the right to kick you out because you asked.....Landlord perspective...... are these improvements going to help me make more $$?
