My question however, is for short term rentals there - licensing is taking place such that it is possible, owners may be limited to 50% of the year, making investing in a short term rental more risky.

I am here to be a sponge and to connect with other experts in the rental property space.

I'm most concerned about vacancy due to the higher price point of furnished and if it may be a better idea to lease unfurnished/ long term. 

Its nothing new or exciting, but its a slightly different way of my brain and mind taking it in and it seems to be the combination I needed. 

I give on what I would call modified gross.

I would segment it into bullet points highlighting the unit and amenities of the building.

Would like opinions on things to consider that I may not be thinking about as a rookie on conventional or DSCR loan assuming it appraises for the calculated ARV during analysis vs finding other ways to flip now.

It has to be just as nerve wrecking as conventional.

I would guess this puts you in a minority of real estate investors out there.
