This will be my first property and the options I have to use are:- VA home loan, use as my primary and then after about a year turn it into a rental. - Investment 25% down, but this would probably cap me at about $250,000.Wife and I are both ok with living in the property first or even house hacking if needed.

So again a direct tax reduction.And yes, if you just put a renter in that fix n flip for a while you will convert the ordinary income of a fix n flip into a capital gain.

Douglas fir which those trees are.. need to grow in groups and not log all around them and leave a few standing.. they will blow down over time.

From my experience buyers typically prefer these lots because they will not have any neighbors directly behind them.I can't tell from your question if there is an existing house built, that you are purchasing, or if you are buying a lot and going to build on it.Also, you should have access to an interactive flood plain viewer to look where the 100, 500 and zone X for the flood plain are situated.
